Job Summary: The Maintenance Technician is responsible for independently performing a broad range of general maintenance and repair tasks across an assigned portfolio of commercial properties. A primary focus will be on the operation, maintenance, and optimization of building HVAC systems. This role requires timely documentation, strong organizational skills, and effective communication with tenants, vendors, and internal team members. The ideal candidate will represent Highwoods Properties with professionalism, be a reliable team player, and support a collaborative, service-oriented work environment.
Key Responsibilities:
HVAC and System Operations:

Monitor and ensure HVAC systems reach tenant comfort levels by programmed start times.

Maintain and monitor water chemical treatment programs for cooling towers; log readings regularly.

Adjust and program building automation systems to ensure energy efficiency and optimal system performance.

Communicate with system manufacturers regarding firmware upgrades or equipment enhancements.

Support ongoing system improvements and identify opportunities for optimization.
Maintenance and Repairs:

Perform routine inspections of building systems and facilities in accordance with company standards.

Conduct minor repairs to HVAC units, plumbing, roofing, windows, doors, ceilings, and flooring.

Install and repair items including ceiling tiles, vinyl tile, carpet, cove base, blinds, signage, and wall coverings.

Coordinate and assist with inspections and service of all life safety systems.
Documentation and Inventory:

Maintain accurate records, logs, and documentation for all systems and equipment.

Track and manage inventory of tools and parts; order supplies within budget guidelines.

Ensure all mechanical, electrical, and storage areas are clean, organized, and safe.
Customer Service:

Foster strong, positive relationships with tenants by providing timely, effective support and solutions.

Investigate and report recurring service issues to the Property Manager.

Utilize and update ServiceLink online work order system, including use of handheld devices.
Energy Management:
Other Duties:

Assist with emergency weather preparedness and response efforts.

Participate in on-call rotation for after-hours, weekend, and holiday emergencies.

Perform additional tasks as assigned by the Maintenance Manager.
Job Requirements:
Certifications/Skills:
-
EPA Universal Certification required.
-
Technical training or certification in one or more of the following: HVAC, Electrical, Plumbing, Mechanical.

Basic proficiency in Microsoft Word, Excel, and Outlook.

Strong customer service, communication, and problem-solving skills.
-
Fundamental knowledge of state and local building codes.
-
Must maintain a valid Florida driver’s license.

Availability to respond to emergency calls outside regular business hours on a rotating schedule.
Education:
Experience:
-
Minimum of 5 years of combined experience and/or education in commercial building systems maintenance.

Must have hands-on expertise in HVAC, electrical, and plumbing systems.

Strong organizational and mentoring skills are highly desirable.
Work Environment:

Exposure to moving mechanical parts, vibration, fumes, or airborne particles.

Occasional work in extreme outdoor weather conditions.
-
Frequent work on building rooftops and ladders.
-
Noise levels may be loud in some environments.
Physical Demands:

Requires physical activity including walking, standing, bending, kneeling, climbing, and crawling.

Must be able to lift, push, or pull items up to 50 pounds.

Requires manual dexterity and frequent overhead work.

Must have visual acuity for close, distance, and peripheral vision, as well as depth perception.

Requires the ability to read, understand, and communicate clearly in both written and verbal forms.
